Project Description
Beach Dunes III is a transformative mixed-use affordable housing development located at 331 Beach 35th Street on the border of Edgemere and Far Rockaway in Queens. The completed property features 146 mixed-income apartments ranging from studios to spacious three-bedroom units, including designated residences for formerly homeless individuals and low-income seniors aged 62 and older. This thoughtfully scaled development supports households earning between 30 and 80 percent of the area median income (AMI), creating a wide range of opportunities for residents from diverse income brackets.

The building also includes a 1,160-square-foot community center and 2,100 square feet of ground-floor commercial space, designed to serve both residents and the surrounding neighborhood. In addition to residential amenities like on-site laundry, bike storage, fitness rooms, and a roof deck, tenants benefit from a newly created pedestrian plaza offering direct access to the Beach 36th Street–Edgemere A Train station. The site’s design prioritizes resiliency, with all habitable spaces and retail areas elevated above base flood elevation to protect against storm surges and rising tides.

Designed by Bernheimer Architecture, Beach Dunes III is Passive House certified, meaning the building meets one of the world’s most rigorous energy-efficiency standards. High-performance insulation, airtight construction, and triple-glazed windows help maintain comfortable interior temperatures year-round with minimal energy use. A solar array on the roof and a closed-loop geothermal system provide heating, cooling, and domestic hot water.
